Villa Boa Vista is a large (~250sqm, 2700sqft), detached, 4-bed, 3-bath villa located in Urbanização Colina da Asseca, a quiet development with no through road situated on a small hill in Tavira town.  The villa sits on an edge where the hill drops sharply to the old town centre and enjoys uninterrupted views along the river, over the Roman Bridge and the town centre and out to the sea and to Ilha da Tavira (Tavira Island).  Two footpaths, one directly behind the villa, lead down to the town – the old Roman Bridge, generally regarded as the centre point of Tavira, is 6 to 8 minutes walk.  Accommodation includes spacious lounge (~40sqm/450sqft), dining room, kitchen, utility room, etc; the entire floor area is tiled and all windows have sun-shutters.  Outside, the marble-tiled wrap-around terrace has two furnished areas, one of which (just off the kitchen) is roofed, has a barbecue, and is equipped to seat eight people for dinner.  The garden area has a large tiled patio (with an 8-seater dining table and sun-umbrella) separated from the pool area by a child-security fence.  The 11m x 5m (~36 x 16ft) pool has a southerly aspect and gets the sun from early morning to late evening; underwater lighting allows night-time swimming.  The pool area has eight loungers, a pergola, sun-umbrellas, etc, and there is an array of pool toys and flotation aids (but it can be dangerous to leave kids unsupervised in the pool with flotation aids!).

The large, air-conditioned lounge has four couches (2x3-seater, 2x2-seater), flat-screen TV with satellite and cable channels, DVD player, VCR, etc; there are four sliding windows opening on to the wrap-around terrace.  The kitchen and dining room, while separate are laid out open-plan.  The dining room is air-conditioned and has flat-screen TV with satellite and cable channels, VCR, etc.  The kitchen is comprehensively equipped to cater for a complement of eight guests and includes an American fridge with ice-maker and water-filter.  You can breakfast informally at the bar counter in the kitchen, more formally in the dining room – outside you can choose shaded or unshaded on the wrap-around terrace or on the patio beside the pool.  The utility room includes washing machine, drier, iron and ironing board, a second fridge for cold drinks, etc.  An informal paperback library is available to guests).  There is also a basket ball hoop and ball, cards, a variety of VCR tapes, etc.

The master bedroom is en suite and is air-conditioned; furnishing includes a 160cm (5ft) bed, bedside lockers, wardrobe, chest of drawers, flat-screen TV with satellite and cable, etc.  The second bedroom is similarly equipped with 160cm (5ft) bed, bedside lockers, wardrobe, chest of drawers, etc.  There are also two roomy, well furnished twin bedrooms.  Each bedroom has a sliding window opening onto a tiny balcony.  Off the master bedroom there is a roof terrace with panoramic views over town, sea, riverside, countryside, etc.  All of the bedrooms are tiled and have full sun-shutters; the master bedroom is air-conditioned and the other bedrooms are fitted with fans.
Each bathroom has full bath with shower, bidet, WC, mirror, shaver socket, hairdryer, etc.

A complementary “Welcome Pack” of refreshments (including tea, coffee, milk, sugar, wine, beer, mineral water) awaits you on arrival.  The beds are changed, and the villa cleaned, each 6 to 8 days.  The bathrooms are cleaned, the towels changed, and the bins emptied, each 3 to 4 days.  The English couple who look after the villa are available by phone should any minor problems arise during your stay.
